Services
Seller Financing
The seller acts as the lender, allowing the buyer to make payments directly to them instead of securing a traditional mortgage. This can help buyers who have difficulty qualifying for conventional loans and provides sellers with a steady income stream.
Lease Option
The buyer leases the property with an option to purchase it at a later date. A portion of the rent paid may be applied towards the purchase price, allowing the buyer time to improve their credit or save for a down payment while living in the property.
Subject To (Sub2)
The buyer takes over the seller’s existing mortgage payments while the loan remains in the seller’s name. This allows the buyer to acquire property without having to secure new financing, and the seller can transfer ownership without paying off their mortgage.
Wraparound Mortgage
The seller creates a new mortgage that “wraps around” the existing mortgage. The buyer makes payments to the seller, who then uses part of those payments to pay the original mortgage. This can provide the seller with additional profit through interest rate differences and allows the buyer to finance the purchase without obtaining a new loan.
Contract for Deed (Land Contract)
The seller retains legal title to the property while the buyer makes regular payments. Once the agreed-upon amount is paid, the seller transfers the title to the buyer. This strategy can benefit buyers who cannot obtain traditional financing and sellers who want to ensure steady income.
Equity Sharing
The buyer and an investor (or seller) jointly purchase the property, sharing the equity. The buyer typically lives in the property and makes payments, while the investor provides the necessary capital. Upon sale or refinancing, the proceeds are divided according to the equity share agreement.
